Expect the unexpected

In a construction project one things is for sure: you can plan, manage and organise as much as you want, but there will always happen something unexpected. When a clients expected a slightly different colour tone for example. Too bad? Sometimes. But you just need to fix it. That's why they hired you. But you rather prevent it, than unnecessary need to fix it afterwards. That's why you want all involved parties timely around the table. Parties knowing what's going on; sharing their expertise and with quick communication and action.

Especially since you want to predict possible misunderstanding and complications as much as possible, you have to manage this well together well in advance. And yes, some parties see problems appearing before others do. They have experience, know their business and take responsibility for their product. LEOXX is a good example in my opinion. It's a company truly presenting itself as a partner. A company that likes to be involved for that reason from the start. During the building process of the Mariott Hotel in Amsterdam this was proven: LEOXX things along. I don't have to explain them a hotel hallway is cleaned every day. And that the floor needs to withstand this.

1 + 1 = 3

In my profession it is about doing what is agreed upon, but with good collaboration you sometimes can do even more. Finish the project quicker of course, but also just delivering a better total product. This is not about noticing problems in time, but seeing opportunities.

Better on all fronts

In the Marriott for example, the architect wanted casted floors in all rooms. Beautiful of course, but LEOXX quickly remarked laying a casted floor is very labour-intensive, does not provide the best acoustics and demands a lot of maintenance. PVC tiles appeared better on all fronts. When this option was chosen, LEOXX has calculated already up to millimetres how many tile where needed, with a minimum of cutting loss. Next they took the responsibility for quality control. We have really done it together. And that makes my work as construction manager a lot easier.
